Our client operates in the Self-Storage Real Estate prolific industry. The market counts more than 65,000 locations across the US. They provide an automation solution that provides value to self-storage operators in several meaningful and proven ways. Automating the payment collections to avoid the lien process risks, maximize revenues, payments, reduction of bad debt and overall consistent tenant collection reminder experience. They currently automate the liens for clients located across all states. Their company is growing fast and is building up its talented leadership team to maximize quality growth and leadership in the marketplace.
As the Operations Compliance and Audit Operator, you will be responsible for ensuring the entire process from line to auction process is 100% compliant and that there are zero wrongful sales. You will meticulously check the work performed by yourself and your teammates. You will be responsible for ensuring all digital notifications and letters are sent out and located within our software on time and accurately. Regular functions include document management and auditing for each of the lines in the software. Each of our clients has their own auction schedule, and ability to stay organized and juggle multiple schedules is key. You will be working closely with Operations Compliance and Audit Manager to ensure open lines of communication about any potential roadblocks as well as successes happens frequently, proactively, and routinely. This role requires the ability to adhere to immovable deadlines and expert project management skills so if you are someone that has never missed a due date and tackle assignments as soon as they’re created, this role may be for you.
Duties and Responsibilities:
- Conducts Audit: Perform regular audits of operational processes to ensure compliance with internal policies, external regulations, and industry standards.
- Team Collaboration: Coordinate cross-functional teams involved in the auction process. Foster a collaborative environment to ensure seamless execution of auction events.
- Data Management: Exercise utmost care in handling confidential information. Utilize data analytics tools for interpreting auction data, monitoring deadlines, and generating reports with actionable insights for ongoing enhancements.
- Documentation and Reporting: Maintain comprehensive records of auction activities, submitting them to the manager. Regularly update records and track activities in accordance with established protocols.
- Risk Management: Identify and evaluate potential risks associated with auction processes. Implement effective risk mitigation strategies to preserve the integrity of auctions.
- Process Optimization: Continuously assess and refine auction processes to enhance efficiency and effectiveness. Collaborate closely with the team to incorporate best practices and streamline workflows.
- Customer/ Publisher Interaction: Directly engage with customers/publishers to address and resolve issues promptly, focusing on the EST time zone.
- Compliance and Regulations: Ensure that all auction activities align with legal standards and organizational policies.
Requirements
Qualifications:
- Minimum Educational Requirement: Bachelor’s Degree from a 4‐year accredited institution or equivalent work experience
- At least 5- 6 years of related work experience
- Expertise in Projects; multi‐task Management, ability to handle a variety of clients
- Experience in Delinquent Tenant Management and Self‐Storage Industry is a plus
- Intermediate to Advanced Excel skills
- Extreme attention to detail and a natural intuition for noticing errors
- Strong verbal and written communication skills
- Excellent Customer Service Skills and ability to handle client communications with diligence and respect
- Ability to be a team player and work in a dynamic environment; willingness to support all divisions as necessary and pitch in wherever help is needed
- Ability to adapt to different client expectations and procedures
