Job Overview:
We are looking for a detail-oriented and experienced Bookkeeper to support a real estate investment firm. The ideal candidate will have expertise in real estate accounting, financial reconciliations, and reporting. This role requires working closely with property managers and owners to ensure accurate financial tracking, budgeting, and compliance.
Key Responsibilities:
- Review escrow and closing statements for new deals, calculate prorations, complete expense reimbursements to individuals, and reconcile initial capital accounts for investors.
- Confirm all initial rents and expenses from the property manager onboarding of new deals and set the monthly budget in coordination with the owner.
- Maintain an ongoing expense ledger and reconcile transactions from different payment sources, including expense accounts, individual reimbursements, credit cards, Zelle, and Yardi.
- Create and maintain construction draw schedules for lenders and internal budget tracking, ensuring invoices are organized per deal.
- Calculate monthly utility reimbursements and prepare statements in coordination with the property manager for specific tenants.
- Review monthly rent collections and delinquency reports in coordination with the property manager.
- Analyze property management reports and compare them to the monthly budget, including rents, expenses, utilities, and property management fees.
- Review monthly mortgage statements and flag discrepancies.
- Review quarterly income statements and assist in preparing quarterly investor letters.
- Conduct annual reconciliation and prepare documents for tax filings, partner K1s, and other compliance requirements.
- Track and ensure the timely payment of agency fees, including RSO/SCEP (annual), LLC franchise fees, property taxes, and local business license taxes.
- Track and record ownership manager fees and expenses with proper allocations for meals, travel, IT, subscriptions, and other costs.
- Track and manage partner capital accounts, distributions, and capital calls.
Qualifications:
- Minimum three years of bookkeeping, accounting, or financial management experience, preferably in real estate.
- Strong attention to detail and accuracy in financial reporting, reconciliations, and transaction management.
- Commitment to maintaining precise financial records and ensuring data integrity.
- Proficiency in QuickBooks, Yardi, or similar accounting platforms; strong Excel or Google Sheets skills.
- Familiarity with real estate transactions, property management reporting, and investor capital tracking.
- Strong analytical skills with the ability to identify and correct financial discrepancies.
- Ability to work in a structured manner while maintaining accurate and error-free financial records.
- Effective English communication skills for coordination with property managers, owners, and investors.
- Ability to work remotely with a high level of accuracy, independence, and accountability.
- CPA or equivalent accounting certification is a plus.
- Experience working with U.S. real estate firms or investment companies is preferred.
- Knowledge of tax filings, K1s, and compliance requirements for real estate entities is an advantage.
